Project Description

A Rapid, Sustainable and Cost-Effective Building Replacement

Modular construction is a quick, cost-effective solution for rebuilding after fire damage, as shown by this nursery refurbishment we completed in Liversedge, Yorkshire. After a serious fire left Hightown Nursery’s existing modular building beyond repair, the nursery urgently needed a fast-track construction solution to restore essential teaching space. With a very limited budget and the need for minimal disruption, MPH Building Systems were appointed to deliver a rapid, efficient and sustainable replacement.

Project Overview And Brief

Hightown Junior Infant & Nursery School Replacement Building

The replacement nursery for Hightown Junior, Infant and Nursery School had to be a like-for-like modular building that replicated the layout and functionality of the fire-damaged structure. Key requirements included:

  • Dedicated teaching space
  • Child-friendly toilet provision
  • Compatibility with existing site services and layout
  • A cost-effective approach to meet budget constraints
  • A fast turnaround due to the loss of space following fire damage

To achieve this, MPH proposed a refurbished modular building, providing the perfect balance of speed, sustainability and affordability.

Project Challenges

Demolition of the Fire-Damaged Building

MPH began by safely demolishing and removing the existing modular structure and preparing the site for the fast-track replacement.

Ground Investigations & Structural Validation

To accelerate the programme, MPH explored the potential to reuse the existing foundations. Through detailed ground investigations and structural calculations, the team confirmed that the original foundations were still suitable. This crucial step significantly sped up construction and avoided unnecessary groundworks—supporting both the budget and programme.

Design and Refurbishment

Refurbished Modular Building Adapted to Suit

MPH then selected and fully refurbished a modular building from their stock, adapting it to:

  • Match the original building footprint
  • Provide teaching and toilet areas
  • Align precisely with the existing foundations
  • Meet current standards for safety and usability

Using a refurbished solution ensured the project remained cost-effective while supporting rapid delivery and sustainability.

Build and Installation

Quick Installation and Fit-Out

The refurbished building was delivered and installed efficiently, with all works carried out to ensure minimal disruption.

The fast-track nature of modular construction allowed the nursery to regain vital teaching space far sooner than traditional building methods would allow.

Outcome

Fast-Track Replacement Building After Fire Damage

The Hightown Nursery project demonstrates how a fast-track construction solution after fire damage can successfully restore essential facilities while keeping costs under control. MPH delivered:

  • A like-for-like modular nursery building
  • A rapid replacement following fire damage
  • A sustainable, refurbished modular solution
  • Significant budget savings
  • Faster project completion through the reuse of foundations
  • Reduced environmental impact

Hightown Nursery now benefits from a high-quality modular teaching space delivered quickly, efficiently and cost-effectively.
