Modular Building FAQ – 5 Frequently Asked Questions

Modular Building FAQ – 5 Frequently Asked Questions

5 Frequently Asked Questions About Modular Buildings

Here our team of experts answers your modular building FAQs – five frequently asked questions about modular structures. There’s no doubt about it – there has been a lot of talk about modular buildings in recent years. Potential users of such prefabricated structures across schools, the public sector, and other organisations have considered them an essential solution for their need for functional space. They can quickly solve necessary space requirements from planning permission, manufacture & cost.

It is also because of this, however, that many questions are commonly asked about modular buildings. So, our team at MPH Building Systems decided to answer five such questions we frequently receive.

What is modular building?

Modular buildings are constructed in quite a different way to traditional buildings. They are, in a way, the latest chapter in the evolution of what were once called prefab buildings – or you might even consider them the building equivalent of flat-pack furniture.

As their name suggests, modular buildings consist of various repeated sections known as modules, which are constructed away from the site where the building will be eventually installed.

How are modular buildings constructed, delivered and installed?

Here at MPH Building Systems, our process entails manufacturing the modules off-site, with these modules being specifically designed to be transportable so that they can be brought to the intended site of installation with minimum fuss. While the manufacturing of the sections takes place, the groundwork will be carried out on the site of the intended installation. Once the manufactured units arrive on the intended installation site, they will be erected with a crane, and the power and utilities will then be connected. Before long, the high-quality finished modular building will be ready for use.

Do modular buildings require planning permission?

The exact situation on this issue will vary from one local authority to the next – which is why anyone interested in having a modular building erected on their site should seek assistance from their own local authority’s planning department as soon as possible.

However, to answer this question briefly, yes, you can expect to require planning permission for your modular building. Indeed, here at MPH Building Systems, we make clear to clients that all of our design proposals are subject to such planning permission being granted.

Can you hire a modular building?

Yes, you can – we offer a range of used modular buildings that can be hired for immediate use. Such buildings can also be purchased if you intend to use them for more than just a limited time.

You will need to think carefully about whether hiring, purchase or the bespoke fabrication of a brand new modular building might represent the best option for your particular needs. Bear in mind that we can also adapt our available used modular buildings to suit whatever use you require them for.

Is modular construction less expensive than traditional construction?

While the exact situation will naturally depend on the specific type of structure and site you have in mind, the answer is yes. You can generally expect to save a lot of money when you opt for modular buildings over more traditional construction methods.

Such cost savings are mainly due to the inherently different nature of modular construction compared to traditional construction, including the sections – or ‘modules’ – being constructed offsite before being delivered and quickly installed on-site. This helps minimise travel issues and unfavourable weather, for example, as it can affect more traditional on-site construction methods.

There you have it – our modular building FAQ, five frequently asked questions answered and no shortage of reasons to give serious thought to the idea of modular construction on your site.
