We completed a bespoke steel and brick cladding modular new build for Caistor Grammar School in Lincolnshire, with styled and insulated cladding systems and eco-efficient air source heating. We designed the two-story modern construction to replace three 40-year-old prefabricated cabins. Our brief was to replace the old cabins with a single building housing three classrooms, additional space for a break-out area, departmental office and toilet facilities. Although we had to overcome difficult ground conditions, once on site, we completed demolition and this modular new build in 7 weeks.

The Client’s Brief
Caistor Grammar School sought to remove and replace three cabins, used as teaching rooms for over 40 years and deemed to be beyond lifespan. MPH were commissioned to replace these with one building housing three classrooms, with additional space for a break out area, departmental office and toilet facilities.
This was our first experience of a modular build. MPH have delivered a very successful build, on time and within budget, including the demolition and removal of the cabins. MPH were very easy to work with, accommodating many of our requests on a very unique school site. We would definitely recommend.

DESIGN STRATEGY: A sustainable, eco-efficient, modern and Health & Safety compliant solution to replace outdated cabins.
ISSUE: Caistor Grammar School required the safe removal and disposal of three old classroom cabins. They needed three new replacement classrooms, break-out areas, bathroom facilities, and office space. This project also had to be safe to complete during active school time. And minimise class disruption.
SOLUTION: MPH conducted careful demolition of the defunct cabins after completing the new turnkey package. Our new building included all classrooms, new break-out areas, washrooms and office areas – plus site-wide connections to all services. We ensured the new prefabricated building was complete and active before we removed the old units – ensuring no loss of teaching space. And continuity of lessons. Our task included offsite construction of the modules before delivery and onsite assembly upon a functioning school site. As a principal contractor under CDM regulations, we managed all aspects of Health & Safety.

DESIGN STRATEGY: As a selective grammar school offering an enviable academic education, the school required a style showcasing this.
ISSUE: The aesthetics of the new classroom building had to be contemporary, timeless, sustainable, thermal and eco-efficient. Yet the building internals had to be in keeping with the rest of the school and conducive to learning.
SOLUTION: On-site, we finished the externals with bespoke steel and brick cladding systems. This included insulated brick slip designs and steel profiled cladding. Our bespoke facade design incorporated PPC window pods. Whereas internally, the 3 classrooms, break-out space, office and toilets are traditionally decorated to match the rest of the school. A design that inside avoids distraction and allows concentrated learning.

DESIGN STRATEGY: To complete the refurbishments for this prefabricated grammar school building, we had to overcome difficult ground conditions.
ISSUE: The previous cabins were a lighter capacity than the proposed multistorey prefabricated building. Our pre-construction stage investigation showed that the ground bearing load was insufficient for the new building.
SOLUTION: MPH engaged a structural engineer to solve the issue of load-bearing soils. Together we designed a suitable deep foundation for the modular new building using a piled foundation of piles and ground beams.
