Project Overview And Design

Modular Office Use and General Arrangement: Optimised for Productivity

The two-storeymodular office building facility has been thoughtfully designed to optimise spatial efficiency and support day-to-day operations for Elite Transport:

Ground Floor: Features a welcoming reception area, an open-plan office encouraging teamwork and collaboration, a fully equipped kitchenette for staff convenience, and modern staff WC facilities.
First Floor: Provides additional open-plan office space, a private office for focused work, and compact meeting rooms ideal for collaborative sessions and private discussions.
External Access: Includes separate, easily accessible WC facilities specifically for drivers and a secure external storeroom—both designed for independent access from the main building, ensuring operational flow and security.

Project Challenges

Architectural Visibility: Materials and Massing

Thecommercial modular building is strategically positioned on a raised concrete plinth in the north-west corner of Elite Transport’s yard. This elevated site offers uninterrupted visibility across the entire transport yard from both floors, enhancing operational oversight and security.

External Features: Durability Meets Modern Aesthetics

Finish: The building is clad in a sleek, dark grey insulated render, providing both a contemporary aesthetic and superior thermal performance. This is complemented by anthracite grey PPC (Polyester Powder Coated) aluminium windows and doors, ensuring durability and a cohesive design.
Security: High-grade security steel doors are fitted at the driver WC, storeroom, and all fire exit locations, providing robust protection and peace of mind.
Roof Structure: A flat parapet roof, constructed using warm roof principles, ensures excellent insulation. It is finished with a two-part felt membrane that comes with a robust 25-year warranty, guaranteeing long-term weather resistance and durability.
Additional Detailing: Anthracite grey AC condensers and PPC aluminium hoppers/downpipes are seamlessly integrated, adding cohesive and functional touches that reinforce the building’s clean, industrial aesthetic while ensuring efficient drainage and climate control.
