The Client’s Brief
School Building Removal & Replacement Of Modular Units
The brief for this project was to complete the demolition of an existing mobile block and replace it with a new, fit-for-purpose unit. The replacement modular block was to have a similar layout to the existing mobile block, with 2 classrooms on either side, storage, and a large group room in the centre area.
The existing block fell into poor condition due to age, a continued need for maintenance, and a limited budget for repairs. The external timber cladding and single-ply felt roof were in poor condition, so the school suspended teaching in the block instead of opting to turn the structure into a storage facility.
However, as the area surrounding the school has developed and the school has gained popularity due to its excellent teaching standards, there are more new pupils. Therefore, space was required to maintain that high level of excellence—hence the need for the new classroom accommodation.

Bespoke Replacement Classroom Designed Fit For Purpose
MODULAR BLOCK DESIGN: The existing site has been developed in an ad hoc arrangement. However, the site benefits from a large area of green space. The school is unwilling to develop further on this land for several reasons, so they choose to develop areas of the existing school to make them a better standard.
Therefore, the new classroom block layout emulates that of the original, now demolished structure: two classrooms on either side of a central bay, two classroom stores, and a larger group room.

Modular Block Installation And Construction
PREFABRICATED OFF-SITE CONSTRUCTION: The new classroom block was fabricated off-site to minimise construction time and improve site safety. Following manufacture within the UK, the units were transported to the school in Leicestershire for reconstruction on-site. We undertook all groundwork and foundation preparation before the unit delivery.


Flat Roof Classroom Block Design To Increase Space While Reducing Height
SCALE: The scale of the new classroom block has been carefully considered to ensure the surrounding dwellings are not impacted in any way. The new building is smaller in height than the ridge height of the original, now demolished classroom block. Using a flat roof system on modular buildings reduces the overall height of the new block.
The orientation of the new classroom block does not affect or create a detrimental impact upon any of the neighbouring dwellings, as there is no possibility of the new block overlooking or overshadowing any of the neighbouring properties.
ACCESSIBILITY BUILDING DESIGN: The previous block had poor accessibility stairs, so the new block was designed to level to the ground for improved access for all students and staff.


Modular Building With Light Grey Aluminium Cladding & Canopy
DESIGN: The two classroom blocks were designed to have a positive impact on the site while not disturbing any surrounding residential dwellings. The proposed materials were chosen to match the existing development on the site. A weatherproof canopy was also designed over the entrance for both functionality and to match the design of the adjacent block.
The materials for the new replacement school block extension consisted of the following:
- Walls – light grey metal cladding system to match the existing school block with Kingspan micro-rib quadcore awp wall panels.
- Roof – flat 2-ply/layer bituminous roofing system (BMI Firesmart Thermaweld).
- Aluminium windows and doors with anthracite grey window and door frames to match existing structures.


Restored Walkways And Tarmac Paths Between School Blocks
LANDSCAPING: The scheme comprises new tarmac paths to form routes around the new block, including the rear external door and main entrance areas, making good for the external surfaces to all elevations.
HEATING/AIR: The replacement school block was configured with external condensing air conditioning units and ceiling mounted AC cassette.
TEACHING AIDS: We worked alongside subcontractors to implement additional lighting options and retracted light switches to work with short throw wall mounted projectors. All furnishings were completed as per the school’s branding.
